What This Category Covers
Office space at a storage facility is exactly what it sounds like: workspace on the same site as your storage, so a business can keep a desk and its stock in one place.
What varies, and it varies a great deal between operators, is what that actually means. It can be a standalone office suite, an office area attached to a larger storage or flex unit, or a unit finished to office standard. Those are quite different products at quite different prices.
Ask What Is Included Before Comparing Anything
Because the category is not standardised, a comparison between two facilities is meaningless until you know what each one includes. The questions that decide it:
- Is it a standalone office, or attached to a storage unit?
- Which utilities are included: power, lighting, heating and cooling, water, internet?
- Is there restroom access, and is it inside or shared?
- Is it rented month to month, or leased on a term?
- May staff work there, and may customers visit?
- Can the address be used as a registered business address, and can mail be received?
That last pair matters more than people expect, and the answer is not the same everywhere. Our own facilities are unstaffed and cannot accept deliveries, which is worth knowing early if mail or shipments are part of your plan.
Section 02
Who It Suits, and Who It Does Not
Worth Looking At If
- You run stock and paperwork out of the same place
- You are a one or two person business that has outgrown working from home
- You want a desk near your inventory rather than across town
- A commercial lease is more commitment than the business can carry
- You value being able to leave on short notice
Probably Not If
- You need a client-facing address in a commercial district
- You need meeting rooms, reception or shared facilities
- You need deliveries received on your behalf, which our unstaffed sites cannot do
- You need several staff on site daily
- You need specific utilities or fit-out that a storage site will not provide
How Renting Works, and One Thing We Cannot Do
Our facilities are fully automated and unstaffed. You rent online, your gate code arrives by email and text, and you go straight to the space. There is no office visit and no appointment, and nearly all locations have 24/7 gate access. Every rental is month to month with no long-term contract, and a protection plan is required at checkout at all of our facilities.
Because nobody is on site, we cannot accept deliveries on your behalf. If your plan depends on someone receiving a shipment, this is not the right fit, and it is better to know before you book. More on how our facilities operate is on the why choose 10 Federal Storage page.
Commercial Office Space at 10 Federal Storage, Frequently Asked Questions
Workspace on the same site as your storage, so a business can keep a desk and its stock in one place. It can be a standalone office, an office attached to a larger unit, or a unit finished to office standard, and which of those is on offer varies by location.
It varies considerably between operators and locations. The questions that decide it are which utilities are provided, whether there is restroom access, whether it is month to month or leased, and what business use is permitted. Confirm all of them for a specific location before comparing.
Ask for the specific location, because this is not uniform. Note that our facilities are unstaffed and cannot accept deliveries on your behalf, which matters if mail is part of the plan.
Ask before assuming. Storage sites are not always set up for visiting customers, and some storage products are for storage rather than premises, which rules it out entirely.
Usually on total cost and almost always on flexibility, since there is typically no multi-year term, deposit or build-out. It gives up location prestige, shared facilities and often some utilities.
That is the main reason the category exists. Keeping stock and workspace on one site removes a journey from most working days.
Do not assume either. Ask specifically what is provided and what can be added, because this is one of the biggest differences between operators.
Our storage spaces are month to month with no long-term contract. Confirm the terms for office space specifically, since this category is sometimes leased differently.

Ask About Office Space
Office space at a storage facility suits a business that wants a desk and its stock in the same place, without a commercial lease. Because what is included varies considerably, the useful next step is to ask what a specific location offers before comparing it to anything else.
